Cornwall Homeseekers offer two service levels intended to accommodate differing needs of clients, ranging from ‘Tenant find only' service, for the experienced ‘DIY’ landlord through to a ‘Full property management’ service for those landlords who prefer the convenience and peace of mind this comprehensive service offers.

Full property management service
Designed to ensure that every aspect of the lettings process is dealt with on your behalf, and you avoid dealing with time consuming and demanding issues that arise during a tenancy. This service is ideal for distant or time restricted landlords.

  • Advertising and promoting the property until a suitable tenant is found
  • Arranging viewings and accompanying them
  • Handling independent references using a specialist provider
  • Completing tenant ‘Right To Rent’ checks and verifying tenant identity
  • Preparing the tenancy agreement
  • Signing up the tenant and collecting the first months rent and deposit
    On-going collection of monthly rent
  • Paying into the landlords account by BACS monthly
  • Registering of deposit funds under TDS rules (fee applies)
  • Displaying a Cornwall Homeseekers board
  • Notifying local authority for council tax responsibility and utility companies
  • Serving legal notices to gain possession if required (fees may apply)
  • Chasing late or non-payment
  • Providing a statement of account monthly
  • Arranging an optional independent inventory (fee applies)
  • Carrying out interim visits to check on the visual condition of the property with report
  • Arranging any maintenance and repairs as necessary
  • Paying any bills on the property from rent (maintenance contracts etc if authorised in writing)
  • Dedicated property management team
  • In house accounts support
  • Arranging the renewing of annual gas or other safety certificates
  • Dealing with any claim from the deposit against the tenant for damage if necessary.

Tenant find only service
Designed to find your ideal tenant and tailored to experienced landlords who prefer to be heavily involved in legal details and always available for the day-to-day activities, regular rent collection, any arrears, and all maintenance.

  • Advertising and promoting the property until a suitable tenant is found
  • Arranging viewings and accompanying them
  • Handling independent references using a specialist provider
  • Completing tenant ‘Right To Rent’ checks and verifying tenant identity
  • Preparing the tenancy agreement (fee applies)
  • Signing up the tenant and taking the first months rent and security deposit (the deposit must be registered with an approved scheme). Cornwall Homeseekers can organise this on your behalf. (an additional fee is charged)
  • Passing over legal documents and monies to the landlord once the tenant is signed up and forwarding the standing order in favour of the landlord to the relevant bank.
