As a brief background Cornwall Homeseekers have been established since 1986 dealing with local property management, in 2010 we merged with Piran Property Services, they were formed in 1991 specialising in Assured Shorthold Tenancies and Block Management creating a bespoke service for each individual Management Company.
The cost of our services are determined by the service you require as we offer a bespoke service where you can decide on what you require from your agent.
As an example our charges can decrease depending on how regularly you require a site visits, how many meetings you would like us to attend, and if you automate the admin process by setting up standing order payments for service and bill payments.
As a member of ARLA our extremely high service level exceeds the industry standards and can be amended on a bespoke basis, an example of our Service Level Agreement can be found on our website but in brief our services would include:
Monthly maintenance reviews with feedback to the board.
Manage the day-to-day maintenance of communal areas including the cleaning, gardening, contracts of works, etc, ensuring we are the first point of contact.
All administration completed including the collection of maintenance payments and arrears collection with invoice/bill payments paid in a timely manner.
Cash flows, bookkeeping and projections for management accounts.
Financial budgeting to plan for repairs and other costs for now and in the future.
Deal with any issues including noise, pets, refuse, redecoration, AGM’s, etc.
Provide solicitors answers to questions at change of ownership for leaseholders.
All these services and more should provide you with a hassle free environment, with the Managing Company still maintaining the overall control.
